The SPA is one of the most important legal documents in the entire transaction. Typical contents include property details, purchase price, payment schedule, construction milestones for off-plan purchases, completion timeline, handover obligations, default provisions, termination conditions, warranty obligations, and dispute resolution terms.

Mortgage Approval
The mortgage process typically runs through application, income verification, credit assessment, property valuation, approval, an offer letter, mortgage documentation and disbursement. Due Diligence
Before completing the transaction, verify the developer, ownership, approvals, escrow status (for off-plan), construction status, title, community, service charges, maintenance history and any outstanding obligations tied to the property. Property Registration
Property registration establishes legal ownership through the registration authority, the transfer process, required registration documents, administrative procedures, applicable fees and formal record keeping.

Title Transfer
The transfer process generally includes identity verification, payment completion, mortgage settlement where applicable, registration, and the issue of title documents confirming ownership transfer. The transaction is complete only once legal ownership has actually been registered — not when funds change hands.

Handover Inspection
Before accepting the property, inspect finishes, test all utilities, check appliances, and review doors, windows, bathrooms, kitchen, air conditioning, electrical systems, parking and storage. Document every defect found — professional snagging inspections are strongly recommended for newly completed properties.

Snagging & Defect Resolution
